Check in is any time after 15:00 (3pm) & Check out is anytime before 11:00 (11am)
You will receive check in instructions on check in day through the portal you booked with. Please be sure to read all of their messages in full.

Entry Instructions:
FRONT DOOR:
-Enter into the foyer.
-On your left there is a silver call box.
-Type in 0931 then the green call button.
-The door will buzz open for you.
APARTMENT DOOR:
-Go up to apartment 2L there is a keypad at the apartment door and the code will be programmed to the last 4 digits of your phone number that you booked with.
-Tap the pad to activate
-Enter the last 4 digits of the phone number you booked with
-Press bottom right triangle button. Wait for the light to turn blue before opening.
-To lock the door when you leave just hold down the bottom right triangle button for 20 seconds until it beeps and flashes red.
Door must be FULLY CLOSED to unlock & lock.

Please try to refrain from overuse of the locks by locking and unlocking from the inside multiple times as this can drain the battery very fast. If by chance the batteries die on the apartment door lock there are replacement batteries in one of the kitchen drawers.
Hallways/Common Areas:
Hoboken does not allow elevators in buildings built before 2005, so it is common that most places in Hoboken you need to walk up stairs. This apartment is on the 3rd floor which is 2 flights of stairs up. While you are in the hallways please be mindful that you are passing by residents’ homes and they would appreciate your respect and quiet behaviors.
Towels/Linens:
Yes, we provide towels and linens. We will leave enough out for you and have extras available upon request. In this apartment you find extra sheets and towels in the pull out under the bunk bed and quilts inside the closets. There will also be an extra set of sheets and pillows inside the couch storage for the sleeper sofa.
Supplies:
We will provide basic starter supplies, for example toilet paper, coffee pods, sugars, teas, napkins, soaps, and washer pods for the first few days of your stay. If you are coming for a longer stay and need more than what we provide at some point, we ask that you bring it with you or pick up items that are important to you. There is a convenience around the corner on 10th and Bloomfield Street. There is also a CVS a few blocks away. You might also notice that in our bathrooms there are some hygiene products like hair sprays or perfumes which we call “communal products” that guests have left behind for other future guests.
Remotes:
There are remotes for the TV’s as well as a remote for the the projector in the large bedroom, and light under the dining table and behind the couch ambiance lighting. We ask that you please use the remotes to turn each item off and do NOT unplug anything.
Wi-Fi:
The Wi-Fi login is sent to you with your check-in instructions, but you can also find it in the guidebook inside the apartment as well as underneath the router. If the Wi-Fi ever gets disconnected, please unplug the router located in the large bedroom to the right of the kid’s toy bin, wait 5 minutes, plug it back in and try again. If it is still out there may be an outage with the company. Please text me if this happens.
Our TV’s offer free Vizio channels, free Netflix, and free HBO Maxx. If you need help logging in please message us.
Toilets:
We have strong toilets but please do not ever flush sanitary products or other items not meant for a toilet.
Air Conditioners & Heaters:
In the summer months there will be window air conditioning machines, please turn these off when you leave the apartment to conserve electricity. In the winter months the heating can be turned on by turning on the thermostats in each bedroom on the wall next to the light switches. There is one heating device in each bedroom and when turned on for an hour will heat up the whole apartment.
Pull Out Couches:
The living room has a couch that will pull out into a sleeper bed.
1. Move the coffee table over.
2. Pull the bottom of the couch out - then up.
The chase is also a storage area for extra linens - just pull this piece up.
Coffee Bar:
Please keep everything after use in the same spot it came from.
Gaming Systems:
There are handheld controllers for the TV gaming system. These systems are HDMI.
1. Press Input on the TV until you reach the gaming system
2. Power on the controller
3. Choose a game & have fun!

Bunk Bed:
There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk. There will be a $800.00 charge for any damages specifically to the bunk beds due to the guests negligence.

There is no parking included with our properties.
There is public on street parking options available throughout Hoboken please be mindful of all posted Municipal signs on where and when street parking is allowed.

We are not responsible if you get a ticket or towed. Please read all street signs.
If you plan to visit NYC during your stay our suggestion is to leave your car in a parking lot and use public transportation to get around since finding parking spots especially in NYC can get frustrating.

Check Out Instructions:
Check out is before 11:00 (11am) on check out day.
Before leaving:
Put dirty dishes in the dishwasher & turn it on.
Put dirty sheets and towels in the washer and turn it on but do not overload the machine. Comforters and quilts are sent out for professional washing. (washer pods are near the washer)
Do not leave any food/beverages in the fridge or inside the apartment please dispose of all perishable items.
Put the trash in designated bins outside the building.
Trash can go inside a bag and into the gray bins outside.
Cans & bottles can go in a bag and placed in the blue bins outside.
Cardboard must be broken up and put into the wood crate outside.
Please turn off the lights and air conditioners before leaving.
Transportation:
Hoboken is very walkable it is only 1 mile square. To walk from one end to the other only takes about 20 minutes and is very scenic. From your apartment you can walk to grocery stores, restaurants, bars, shopping, and so much more.
Public transportation is very easy to use in the town of Hoboken. There are many bus stops right near your apartment.
By bus, New York Port Authority is only 20-40 minutes away depending on traffic conditions.
We suggest using Google Maps for the best routes and directions to the nearest bus stop or trains.
